Holiday Lights on Rooftop

Keep Your Roof Safe from Holiday Decorations

It’s that time of year again! The holidays are just around the corner, so it’s time to start thinking about protecting your roof from all the extra decorations.

As always, safety comes first.

  • Inspect your roof or contact Dick’s Roof Repair to ensure it is safe to walk on or attach lights and decorations.
  • Verify that you have the appropriate tools. Are your ladders tall enough, or do you need safety equipment to guard against possible falls?
  • Solicit assistance from friends, family, and neighbors. Sometimes, putting up holiday decor can be challenging, and a helping hand can go a long way.
  • Check that any items that require power are rated for outdoor use and that their power plugs are weatherproof.

Once you’ve decided on your decoration layout, lights, and blowups, it’s time to consider how you’ll attach them to your home.

Reduce any potential damage.

  • Keep nails away from your roof. Each time you do so, you increase the likelihood of minor leaks. Wisconsin winters can be severe, and nails can degrade the quality of shingles. Additionally, damaging factors include the weight of the ornaments nailed into the shingles.
  • You should also take care to avoid putting any extra weight on your roof. This means being careful with things like holiday trees and large inflatables. Try to put these items on stands or in other locations.
  • It is also essential to keep inflatables away from chimneys, vents, power lines, and tree branches. If you put an inflatable on your roof, make sure it only touches the roof to prevent further harm or any potential fire hazards.
  • If you are hanging lights, ensure they are straight and functional before hanging them and confirm they are outdoor rated. Make sure to secure them while using a ladder that is the right size for safety. Have a friend or family member along to assist.

Safety inspections throughout the holidays.

Inspecting your roof regularly during the holiday season is essential to help you spot any issues early on.

One of the first things you’ll want to do is inspect your shingles. Look for any that are cracked, missing, or otherwise damaged. If you find any, you’ll need to replace them as soon as possible, hopefully before you put any decorations up or further damage occurs.

You should also check for leaks around your chimney or other roof openings. These can be especially dangerous because they allow water to enter your home, causing serious damage.

Finally, take a look at your gutters and downspouts. Make sure they are clear of any debris so they can continue draining water properly.

By taking these simple steps, you can help ensure that your roof stays in good condition for holiday decorating for years to come.

Roof in need of repair

Fall Roof Repair, Inspection Time

It’s that time of year again – time to start thinking about roof maintenance. Like any other part of your home, your roof needs regular care and attention to stay in top condition.

Simple maintenance and advanced planning can save you a lot of money and hassle down the road. Annual maintenance reviews can help extend the life of your home’s roof and can save you from serious issues in the coming winter months.

We suggest scheduling necessary roof repairs and/or replacements before the temperature drops.

Issues to watch for when inspecting your roof:

  • Rust or cracked caulk on the flashing
  • Shingles that are broken, missing, curling, or blistering
  • Roof vent pipes that have worn rubber boots or are cracking
  • Large amounts of moss or lichen – this could be a sign of decay underneath the roof surface
  • Piles of colored grit from asphalt roof tiles – these can be an indicator that your roof system is nearing the end of its life cycle

Other early warning signs to watch for year-round are:

  • Water stains around water heater or furnace venting pipes
  • Damp or dark areas on the ceiling or along the sides of a fireplace
  • Paint peeling on roof overhangs

Another good idea is to keep an eye on your gutters and downspouts. Clogged gutters can lead to water damage, so make sure they’re clean and clear. It is also important to direct downspouts away from your foundation to avoid flooding.

Finally, fall is an excellent time to trim trees near your home. Overhanging branches can cause serious damage to your roof during a storm. So, take the time to prune them back and help keep your roof safe and sound.

Following these simple tips will go a long way toward keeping your roof in good condition for years to come.

Fall Schedule

Schedule Your New Siding, Roof or Windows Today

It’s no secret that many homeowners don’t think about their roofs, siding, or windows until there’s a problem: leaks, missing shingles, and more. But by then, it’s often too late to prevent significant damage. That’s why scheduling your home’s updates are essential before problems arise.

The fall may seem like an odd time to do home maintenance or updates, but there are several benefits. As winter approaches, it is crucial to schedule your new roof, siding, or window installation NOW, before the cold and snow arrive!

Here are six reasons why you should schedule your home for repairs or replacements this fall:

1. To prevent leaks.

One of the most common problems with roofs is leaks. Leaks can occur for various reasons, including loose or missing shingles, damaged flashing, or improper installation. If left unrepaired, leaks in your roof, siding, or windows can cause severe damage to your home, including structural damage, mold growth, and water damage. You can help prevent leaks before they start by scheduling repairs or new installations today.

2. To improve energy efficiency.

An old, damaged, or poorly-insulated roof, damaged siding or old windows can cause your energy bills to skyrocket. That’s because heat and air conditioning can escape through cracks and gaps, causing your HVAC system to work overtime. Repairing or replacements this fall can improve energy efficiency by sealing up those cracks and gaps and help you save money on heating costs in the winter.

3. To protect your home from the elements.

Your roof, siding and windows are your home’s first line of defense against the elements. However, sun, wind, and rain can cause serious damage to all three, leading to leaks, drafts, and other problems. Now is the perfect time to fix damage caused by hot summer weather. By scheduling a new installation now, you can help protect your home from the elements.

4. To protect your new shingles from extreme weather.

The fall is a great time to schedule repairs and updates because it’s less likely that you’ll experience rainstorms and high heat, which can damage newly installed shingles, siding or windows. Fall weather in Wisconsin also tends to be milder than other seasons, so details that are fixed and replaced during this period will last longer without needing repair later down the line!

5. To keep pests out of your home.

Scheduling your repair or replacements in the fall is critical because it can help prevent pests from nesting. As the weather cools down and animals seek refuge inside homes across America (especially bugs and squirrels), they may cause more damage if not dealt with quickly enough! You could have these pesky creatures chew through wires or insulation; even worse: find their way into cracks that lead right onto our heads at night while we sleep- so keep an eye out for any unusual activity – then seal those gaps before things get started.

6. To increase the value of your home.

If you’re considering selling your home in the near future, a new roof, siding, or windows can be an excellent investment. That’s because buyers are often willing to pay more for a home with new elements than one with old, damaged materials. So, if you’re thinking of selling your home, scheduling a fall update or new installation is a sure way to help increase its value.

Scheduling a new roof, siding, or window installation may seem like a significant expense, but it’s an investment that will pay off in the long run. By taking care of these details now, you can help prevent expensive repairs down the road and increase the value of your home.

Dick's Roofing Replace Winner's Roof

Take a Look at Janet Carpino’s New Roof!

Janet Carpino, a well-loved math teacher who makes her home in Racine was the recipient of one of our Hometown Heroes free roofs this August. In addition to the new roof, Dick’s Roofing treated the neighborhood to Kona Ice!

Carpino, a lifelong Kenoshan and 30+ year veteran educator for Kenosha Unified School District, has been steadfast in her dedication to her career, despite losing her brother and, more recently, her father in 2021. Her family, community and students have watched her persevere through these hardships with sympathy and awe at her strength.

Red clock next to house model

Schedule Your New Roof; Time Is Running Out

Summer is not over yet, but the changing of colors is not too far away. Don’t spend the rest of 2022 paying high HVAC bills, dealing with leaks, or staring at unsightly shingles on your house.

Now is the time to schedule your home for a new roof with Dick’s Roof Repair.

It’s no secret that roofs can be expensive to replace. But, if your roof is over 20 years old, it’s probably time to upgrade.

Reasons why you should replace your roof:

  • Protect Your Home from the Elements

Your roof is your home’s first line of defense against the elements. Over time, sun, wind, and rain can take their toll on even the best-built roofs. If yours is old or damaged, it may not offer much protection from severe weather.

  • Save Money on Energy Bills

An old or damaged roof can also lead to higher energy bills. If your home is not well-insulated, hot and cold air can escape through the roof. This means your heating and cooling system has to work harder to maintain a comfortable temperature inside your home. A new roof can help seal the temperature in, leading to lower energy bills. Replacing your home’s roof with asphalt shingles, for example, can increase energy efficiency in your home by up to 30% and reduce your carbon footprint.

  • Prevent Water Damage

A leaky roof can cause water damage to your home’s interior, including the walls, ceilings, and floors. Water damage can be expensive to repair and can even lead to mold growth. Replacing your roof can help prevent water damage and keep your home in good condition.

  • Increase the Value of Your Home

A new roof can also add to the value of your home. If you’re thinking about selling your home, a new roof can make it more attractive to potential buyers. You could see an ROI of over 60% on a new roof. If you’re not planning on selling anytime soon, a new roof can still add value to your home by helping it last longer and stay in good condition.

If your roof is approaching the end of its lifespan, fall is an ideal time to schedule a new roof installation.

Why schedule your roof replacement in the fall:

  • Avoid the rush. Roofing companies tend to be busiest in spring and summer, as that’s when most homeowners want to get their roofing projects done. By scheduling your new roof installation for fall, you’ll avoid the long wait times and higher prices that come with peak season.
  • Get it done before winter weather hits. Replacing your roof before winter arrives will help ensure that your home is well-protected against the snow, ice, and freezing temperatures that can cause severe damage to an aging or damaged roof.
  • A new roof can help evict any hidden pests you might have and prevent any further “neighbors” from nesting in your home.
  • As the weather cools down, many animals like squirrels, mice, and more seek refuge from the weather. If you have any cracks or holes that lead into your home, you may find that these pests will begin to nest and may spend the winter in your home. Once pests live inside your house, they may chew through wires, eat your insulation, and cause more damage to your home.
  • Saving on heating costs this fall and winter. Older roofs may also have problems with insulation. If you do not have enough insulation in your attic or roof or damage elsewhere, your heat will be able to escape, resulting in skyrocketing heating bills.
  • Replacing your roof in the fall allows you to fix/replace any damage caused during the summer months BEFORE the freeze of winter.
  • Continuous sun exposure and sudden summer storms can damage your roof, leading to warped or cracked shingles.

If your roof shows signs of age or wear and tear, don’t wait to do something about it. Schedule a new roof installation this fall and enjoy the many benefits of a new roof.

Bristol Renaissance Faire Updates

The Mud Show, Dirk & Guido: The Swordsmen, Moonie the Magnificent, and … Dick’s Roof Repair?

If you wonder what Dick’s Roof Repair has in common with the above-listed fun and local stage shows, the Bristol Renaissance Faire is the answer!

Opening this past weekend, the Ren Faire is a fanciful event held each year in Bristol, WI, that celebrates the history of Queen Elizabeth, the traditions of the Renaissance era, and everything in between.

With traditions of historical performances, stage shows, joustings, amazing food and drinks, and more, the Ren Faire has been drawing in thousands of people since 1972

At the front entrance of this annual festival is the iconic Bristol Renaissance Faire ticket center and souvenir shop.

This historical building enjoyed a recent facelift through the hard work and dedication of the Dick’s Roofing team.

“We’re proud to be able to help the Faire with their updates,” shared Dick’s Roof Repair President Jeff Milkie. “The challenge of specialty roof projects is something our team excels at, and they did a fantastic job.”

In keeping with the theme of the Faire, the Dick’s Roof Repair team updated the building with a nod to England’s historical traditions with a custom copper cap on the “witch’s hat” of the shop, beautiful black DaVinci slates, and DaVinci shakes with copper valleys in the front.

“Attendees should be walking through those gates for years to come,” stated Milkie. “It’s gratifying to know we helped the building go through its only little renaissance, as it were.”

Contact Dick’s Roofing today for your next roofing, siding, or windows project.

Point of interest: Renaissance is a French word meaning “rebirth.”

Educators Wins Free Roof

Hometown Heroes: Kenosha & Racine Educators

Dick’s Roof Repair did it again. We gave away a new roof … two in fact! We are proud to announce our Kenosha and Racine 2022 Hometown Educator Heroes.

Congratulations to Kenosha Educator Deanna Jansen.

Deanna Jansen is a lifelong Kenoshan and 30+ year veteran educator for Kenosha Unified School District.

The nominations for Jansen overwhelmingly spoke of her dedication, enthusiasm, and love for her students.

  • “She is well respected, and many of her students consider her their favorite teacher.” — Michael.
  • “She goes above and beyond for her students, accommodating different learning styles and modifying lessons to make sure that her students with special needs are given equitable treatment in the classroom.” — Britta
  • “She is the ideal teacher, as evidenced by the former students who come up to her and hug her years after being in her class.” — Dan.

On top of being a top-notch teacher, Jansen is a single mom, a loving grandmother, and a community volunteer. She is in constant motion to help others. She actively assists the local adult literacy program, fosters dogs, and, yes, even helps to bottle-raise kittens.

Jansen also doesn’t hesitate to spend her own hard-earned money on her students for additional supplies.

As an award-winning educator who has helped many students at Bose Elementary School for the last 23 years, Dick’s Roofing was THRILLED to help her out.

“Everything that her friends, family, and community told us about Deanna made her a clear choice,” stated Dick’s Roof Repair President, Jeff Milkie. “We knew her older home needed a new roof, and she was a great example of a Kenosha teacher.”

Congratulations to Racine Educator Janet Carpino.

Janet Carpino, a well-loved math teacher who makes her home in Racine, began her career at Bradford High School in 2008, before moving to Indian Trails High School. Her knack for building strong relationships with students was apparent from the beginning, and her desire to teach has never wavered, despite difficult tragedies in her life.

Carpino has been steadfast in her dedication to her career, despite losing her brother and, more recently, her father in 2021. Her family, community, and students watched her persevere through these hardships with sympathy and awe at her strength.

The nominations for Carpino are a testament to her success as an educator and a person:

  • “She brings joy and laughter to her classroom, and students seek her out long after they have had her as a teacher.” — Karen.
  • “Ms. Carpino is an extremely selfless educator. She encouraged me through a tough subject and does the same for hundreds of students every year. There is a reason why she is so beloved by all of her students… even while teaching math!” — Alyssa.
  • “Janet treats each of her students as if they were her own children. She wants them to be safe and to treat each other with kindness and respect.” — Diane.
  • “Kids know they can trust her and go to her with whatever they need, and she will help them with their problems, whether it’s mathematical or personal.” — Katie.

It is also important to note that, despite needing a new roof, Carpino continues to help her students. As one nominator shared, it is not uncommon for Carpino to spend her own money to ensure her students have school supplies, food, and even clothing if needed.

As a family-owned business, Dick’s Roof Repair couldn’t be more excited to provide Carpino with her home’s new roof. Her “keep your chin up” attitude and love for her students and family made her an obvious choice.

“It has been a difficult couple of years for our community’s teachers,” shared Milkie. “We want to honor the people who help care for and teach our children.”

With over 60 years of helping community residents and businesses with their roofing, siding, and windows projects, Dick’s Roof Repair is dedicated to the Kenosha and Racine area. The team’s tradition of recognizing the area’s hometown heroes is always a highlight of the year.

Replace Your Windows this Spring | Dick's Roof Repair

Schedule Your Window Replacement Before Summer

Your home is supposed to keep you comfortable, dry, and protected from the wind. So why do you feel a cold draft every time you walk by your windows? Is it a broken window pane, a faulty seal, or perhaps an old picture window?

Either way, it’s a sure sign that it’s time to replace your windows.

If your windows aren’t keeping the outside weather out, they aren’t insulating your home correctly. Replacing your windows can also help increase your home’s curb appeal and save you money on your heating and cooling bills.

We offer many modern, energy-efficient window options to update your home and save on costs from  Pella Doors & Windows, Simonton Vinyl Windows, Alliance Vinyl Windows, and Therma Tru Doors.

  • Vinyl Windows
  • Double Hung Windows
  • Fiberglass Windows
  • Sliding Windows
  • Double Pane or Triple Pane Windows
  • Pre-finished Wood Interior/Aluminum Clad Exterior Windows
  • Gas Filled
  • And More!

You can potentially save between $126 and $465 annually by ditching your single-pane windows and replacing them with double-pane windows, according to the U.S. Department of Energy.

Are your current windows of the single-pane variety? Have the windows been in place for longer than the warranty period? Do you feel drafts inside your home regardless of how much caulking and weatherstripping you use?

Have your electricity bills been soaring over the last little while? Does it take a herculean effort to open or close your existing windows? Do your windows pose a security threat due to faulty locking mechanisms?

If you answer “yes” to any of the questions mentioned above, you’re likely a candidate for replacement windows. We’ve put together this guide to show you why now is a perfect time to schedule your window replacement and why you should never wait to get the job done.

There’s Ideal Weather for Installation

The spring brings a lull between the cold, snowy winter weather and the hot, humid summer. In other words, it’s not too hot, and it’s not too cold, which means you’ll feel more comfortable during the window replacement.

Colder or hotter temperatures can lead to condensation or cracking during the installation.

Another added perk of spring installation is the longer days which means your project can be finished faster.

Beat the Summer Rush

Many people wait until summer to replace their windows, despite the spring’s good weather conditions. Unfortunately, if you schedule your installation over the summer months, you might face longer wait times and higher prices.

Now is the perfect time to schedule your window installation with the best contractor, Dick’s Roof Repair, before our schedule fills up for the rest of 2022.

Prepare Your Home to be Cooler for the Upcoming Summer Months

Every summer, Americans spend billions of dollars on air conditioning to cool their homes. While replacing your windows won’t keep out the heat, it can help you save some money on your HVAC system. Replacement windows improve your home’s insulation and reduce the time you’re running your air conditioner.

The value extends into the winter as well. Instead of needing to keep your heat set at a higher temperature, your home will maintain a more comfortable temperature.. Replacing your windows is an upfront investment, but is a  home improvement that will pay for itself in the long run.

Allow Time for Supply Issues

Due to Covid-19 and recent natural disasters, there has been a significant supply issue in the replacement window industry. Based on this, wait times for products, and prices continue to increase.

How Often Should You Replace Your Windows?

If it has been 15 to 20 years since you installed your windows, it’s time to start planning your replacement. You might be able to squeeze another year or two out of your windows, but they will be expensive and uncomfortable years in your home. In addition, old windows don’t insulate your home well, so you will need to rely on your HVAC to stay comfortable, and even that may not be enough.

Scheduling Your Window Replacement Appointment

If you want to save as much money as possible and receive high-quality materials, you need to act now.

Don’t hesitate to contact our team at Dick’s Roof Repair Service. We provide many types of home improvement services, and we’ll ensure you get the best replacement windows for your home (and your wallet!).

When you want to replace your home’s windows, we have been the company local people trust since 1957. Contact Dick’s Roof Repair for a FREE Estimate on new windows for your home.

Racine Homes, Schedule for New Windows, Siding

Avoid Price Increases & Delays This Spring in Racine

You might be seeing the occasional warmer day, but don’t let mother nature trick you; you know there are more freezing temperatures ahead. Your utility bills are higher this year due to inflation, battling the winter cold, AND supply chain issues. You might think this is the WORST time to consider new windows or siding for your home, BUT Dick’s Roof Repair is here to tell you now is the BEST option you have to SAVE money on your Racine home updates.

Supply chain issue is just one of the “key phrases” of 2021, and it has become more and more troublesome throughout the year. It has affected everything from milk to toys to the cost of a new car.

Analysts, throughout the year, HAD predicted that 2022 would see improvements but, unfortunately, that is not the case. Instead, material costs and delays in manufacturing and shipping will continue to rise and will substantially affect the cost of your home’s spring project. That is why it is essential to think ahead NOW.

Advantages of new siding and windows

There are more reasons to replace your home’s siding or windows besides curb appeal, although that is not something to take lightly. Whether your home’s windows show you views of the Racine Zoo or the siding of other homes closer to the Regency Mall, the return on your investment (ROI) for your home’s curb appeal can increase perceived home value by 5 to 11%!

New siding and windows help with:

  • Cost savings. Replacing your home’s siding and windows can reduce drafts, increase insulation efforts, and thus increase your home’s energy efficiency. This translates into lower utility bills. For example, you can potentially save between $126 and $465 annually by ditching your single-pane windows and replacing them with double-pane windows, according to the U.S. Department of Energy.
  • Home value increases. There is the real practical benefit to new siding and windows – ROI. New siding can increase the home’s value by about 80%.
  • Advanced warning. Replacing your home’s windows and siding also gives you the opportunity to inspect your home for potential unseen issues, from leaks to mold.

Material shortage

In 2020 we heard a lot about lumber shortages (prices rose by 316%), but significant material shortages have moved beyond just lumber. Contractors in every industry are experiencing more and more delays on their orders. Need a new home generator? You are looking at a six-month lead time. Need concrete for a new driveway? You are looking for delays well into the future.

This same delay is affecting roofing, siding, AND windows. Although Dick’s Roof Repair works closely with our amazing vendors, there is simply not enough supply to handle the demand. Supply chain issues are now affecting every industry level, which means your spring project, if you wait to order, could become your fall or even winter 2022 project.

It is not just the Covid pandemic that caused these supply chain issues. The last few years also saw a series of natural disasters that seriously affected the industry, causing shortages and cost increases. As a result, some increases in 2021 were up 22% versus the standard 1% yearly increase.

Reviewing your home’s options and scheduling your FREE estimate today could mean your new siding or windows can be installed and enjoyed BEFORE the summer heat next year.

Cost increase

It is no surprise to anyone watching the news these days that the cost of materials is increasing. This has been an ongoing issue. Dick’s Roof Repair has worked hard to keep these increases from our customers and keep costs down.

Market analysts, suppliers, and vendors alike are not anticipating this trend to change anytime soon, with shortages and delays continuing well throughout 2022. As a result, notices throughout the supply chain warning of additional increases in 2022 are a common occurrence this fall, with aluminum alone expected to increase by almost 30% in 2022.

Plan ahead

While no one wants to entertain the idea of a cost increase and more delays, especially when it comes to home improvement, there is an advantage to knowing this now. “Forewarned is forearmed,” as the phrase goes.

With the knowledge of additional delays and increased costs in the coming future, prudent planning is critical. Working closely with your contractor now on your home’s spring plans for new windows or new siding can save you money and stress in the long run.

Homeowners looking to improve their home’s energy efficiency, curb appeal, and more next year, should start planning now. Working with the experts at Dick’s Roof Repair today can help you lock in current pricing and get your materials on order now for installation this spring.

Poor Siding

Poor Siding is Costly in the Winter

The winter months are an especially tough time for homeowners. There’s the snow, ice, and heavy winds to contend with—not to mention keeping up with shoveling and de-icing your driveway and sidewalk.

What about your siding? When your home exterior is not adequately protected, it’s not only uncomfortable, but you end up spending more than you should on heating. You might not think much about it in warm weather, but as you get into the coldest months of the year, these problems glare at you or scream for attention.

Don’t end up making rushed decisions that are not expensive or inexpensive bandaids because they may lead to more problems. Here is a guide to the cost of siding in winter.

First Understand the Problems of Old Siding in Winter

Old siding has many problems which become more disturbing in winter. The most prominent issue is that it does not insulate your home as necessary. Secondly, it’s difficult to replace it due to the harsh weather conditions, which can affect installation costs. It means you’ll have to contend with the issues until the weather is friendlier.

Other prospective issues include:

Missing Siding Panels

Storms might lead to loose and missing siding panels. Remember, your siding has weakened over the years while protecting your home from the elements. Strong winds and snowfall might detach the existing siding from your house, leaving your household inadequately insulated.

This issue may also lead to moisture retention, mold growth, and overall damage. Additionally, it makes your house look old and unkempt, which does not help your overall curb appeal.

Punctures

Holes in the siding can lead to other problems such as pest infestations and exposure to the elements that can lead to mold. Like you, pests will be looking for places to shelter away from the harsh weather. The holes offer excellent entry points, and as you know, it’s harder to get rid of pests in cold weather than when it’s warm.

Note that any holes or punctures will only get worse in winter. If you notice any holes, cracks, or punctures in the siding, call an expert to either repair or replace them before the issues get worse.

Moisture Retention and Damage

Old siding may not effectively eliminate moisture, leading to damage and mold growth. If you start to notice rot, discoloration, and warping. Look out for ice dams on your roof as they may cause water to collect on the siding and eventually damage it.

Why It’s Harder to Fix Siding Issues in Winter

It’s not easy to transport siding materials such as vinyl siding to your home in winter weather. Delays, stalled, or slowed processes mean that you can’t have your installation on time and it is more labor-intensive.

You might have to spend more, especially on transportation, or wait longer before you find a transport company willing to offer the services in harsh weather.

Additionally, fixing house siding when temperatures are low increases the chances of cracking or buckling, which means you might have to redo the job later when it’s warmer. The cold would even limit your options on the type of siding. Highly experienced contractors can handle winter siding installations, but it’s not recommended and that expertise could also affect the cost of what you expect to pay for the project.

Note that some siding contractors also close operations when the weather is too harsh. Trying to get a contractor or shipping company when your siding is falling off in winter might be quite stressful.

Advantages of New Siding

Installing new siding has many benefits. These include:

Improved Insulation

You’ll spend less on heating and cooling your house when it’s adequately insulated

Some siding options include:

  • Vinyl siding
  • Cement Board Siding
  • LP Smart Siding

Remember to also insulate the windows, roof, flooring and check for spaces that lead to drafts.

Easier to Repair and Maintain

New siding will last longer, and it’s easy to repair since you can replace just the damaged parts. You’ll also have the option of choosing better, more durable materials than what you currently have.

More Attractive Siding

New siding will give your home a more attractive look and feel. You can also choose siding that complements the style of your home and offers complete protection from the elements. The siding can increase your home value.

Prevent Water Damage

Water retention is a huge concern, especially in winter. New siding is stronger and capable of repelling water and snow. It reduces the chances of having leaks or holes that can cause water damage to your home.

New Siding Will Protect Your Home from the Elements

It’s much more likely that you’ll get an extended warranty with new siding since it’s more durable and will last longer. These factors make it less likely that you’ll have a problem with your home from the elements.

Improves Your Home Security

There’s no doubt that your home will be more secure with new siding. It’s more resistant to vandalism and easier to secure, making it less appealing to thieves. You’ll have more peace of mind, ensure your household is protected, and save money too.

Avoid Material Price Hikes and Delays in the Spring

As the supply chain of manufacturing materials continues to worsen in 2022, now is the time for a prudent homeowner to start planning your spring projects.

The supply chain shortages will affect the delivery time for your requested materials and push the demand up, resulting in more costly materials. This was also the case in 2020 when material costs rose by over 300%. If you need to note a great return on investment for your new home siding project, then you must ensure that the cost is down to a minimum. Now is the best time to get your free quote before the material delay and price hike.

Plan ahead

While no one wants to entertain the idea of a cost increase and more delays, especially when it comes to home improvement, there is an advantage to knowing this now. “Forewarned is forearmed,” as the phrase goes.

With the knowledge of additional delays and overall costs in the coming future, prudent planning is critical. Working closely with your contractor now on your home’s spring plans for new windows or new siding can save you money and stress in the long run.

Homeowners looking to improve their home’s energy efficiency, curb appeal, and more next year should start planning now.

New Windows, Siding | Dick's Roofing

Avoid Price Increases & Delays in the Spring

The holidays are here, your utility bills are higher to battle the winter cold, and supply chain issues are messing with your shopping. You might think this is the WORST time to consider new windows or siding for your home, BUT Dick’s Roof Repair is here to tell you now is the BEST option you have to SAVE money!

The return on your investment (ROI) for your home’s curb appeal can increase perceived home value by 5 to 11%!

You can you can expect to recoup up to almost 80% of the cost of your siding.

It is not just the Covid pandemic that caused these supply chain issues in 2020-2021.

This has been an ongoing issue throughout 2021.

God's Kitchen Donation

Thanksgiving Comes Early Thanks to God’s Kitchen

Arnetta Griffin and her team of volunteers fed hundreds of area residents Saturday afternoon.

Griffin, the founder of God’s Kitchen, offered free Thanksgiving meals to all who stopped by St. Anthony’s Church, 2223 51st St. The local nonprofit also provided free winter clothing and haircuts.

“We’re very busy. It’s a blessed day,” Griffin said, adding she was hoping to serve at least 300 people.

“I’ve got a whole lot of food. I’ve got greens, turkey, ham, chicken, mac, and cheese, lasagna, dressing, dirty rice, salad, meatballs, pies. It came from the community. They donate to God’s Kitchen.”

Griffin has been offering daily free meals around Uptown for years. She said God spoke to her after First Step Services closed in 2017. She believes nobody should go hungry here.

“It’s Him. He put it on my heart to do it. I have to obey God and feed his people,” she said. “I didn’t know this would be God’s plan for me. God’s Kitchen is for everybody.”

Griffin, 55, and her family prepared most of the food. Wolfpack Motorcycle Club of Kenosha Inc. prepared the turkeys and the Salvation Army of Kenosha donated some items. Dick’s Roofing co-owner Jeff Milkie “bought half the stuff,” Griffin added.

Thankful for your home's roof | Dick's Roofing

Be Thankful For Your Home’s Roof

As Thanksgiving approaches and we ponder what we are thankful for, have you ever stopped and felt appreciation for your home’s roof? Are you guilty of taking your roof for granted? For many of us, the roof is simply something that covers the top of our home – we simply don’t think about it very often. The reality is that your roof is arguably the most critical part of your property!

Read on to discover the many benefits having a roof in good repair can bring. We also take a quick look at what might happen if you fail to complete a timely roof repair or roof replacement.

Stabilize Your Property

The roof plays a key role in strengthening your property’s structure. Roof beams, joists, and rafters not only support the roof’s fabric but also help keep your walls in position and reinforce the supportive work done by the foundations. If part of the roof deteriorates, irregular forces can be set up that put unnecessary stress on other areas of your home, potentially creating weakness and an increased risk of failure. This is a serious roof problem you want to avoid. If you feel your home has a sagging roof, contact Dick’s Roof Repair right away for a roof inspection.

Waterproofing for Your Home

It goes without saying that your roof protects you, your family, and the interior of your home from precipitation. However, rain, hail, and snow can find their way into the tiniest cracks or gaps in a roof. Once inside, processes such as freeze/thaw action, biological contaminants, or rot accelerate structural deterioration. Regular inspection and prompt repair is the best way to avoid a leaky roof and potential water damage.

Keeping Your Fuel Bills Low

Studies show that more than a quarter of the heat produced in your home can be lost through poor roof repair and a lack of insulation. Not only does heat leak out during the colder months, inadequate roof repair and insulation also means your A/C bills will be much higher than they need be during the summer. Keeping your roof in good condition and well-insulated is kinder to your purse and the planet.

Enhance Roof Safety

Even a tiny crack in a roof can provide an opportunity for the wind to enter. High winds can easily lift a tile/shingle or cause large portions of the roof to detach. The best way to minimize the risk of storm damage is to keep your roof well-maintained. Even the slightest storm damage can eventually lead to significant issues, leading to significant repair costs.

Better Air Quality for Your Family

Unfortunately, a roof in poor repair will allow water to leak into your home. Moisture on your walls or seeping down into your ceiling doesn’t just cause structural weakness; it also provides a breeding ground for bacteria, mold, and insects. From bug infestations to the growth of mold, moisture problems can have a real (and, sadly, occasionally devastating) impact on your family’s health.

A dry, weatherproof home is one of the most important ways of reducing the risk of biological agents colonizing your property. And weatherproofing starts with the roof to avoid potential roof leaks, ice dams in the winter, and other roof damage! Keeping your roof in good condition is one of the best things to protect your family from the ill effects of damp and the biological contamination that damp encourages.

Enhance the Appearance of Your Home

Keeping your roof in good condition adds curb appeal to your property. For some households, investing in a new roof can absolutely transform their frontage. Particularly if you’re considering selling your property, investing in the work needed to keep your roof looking good will optimize the chance of a sale.

In addition, a new roof, or a roof that’s been kept in excellent condition, also has the potential to increase the value of your property – new buyers see a high-grade roof that’s either been newly replaced or repaired and maintained correctly as a sign that the rest of the property has probably been cared for similarly.

If you want to optimize the value of your home, a high-grade roof is a key consideration.

Improve the Lifespan of Your Roof

Obviously, nobody wants to spend on major repairs or a complete roof replacement unless they have to. That means it’s essential to look at affordable measures that can prolong the lifespan of your existing roof for as long as possible and avoid wear and tear. Regular maintenance and timely repair (particularly if there is storm damage or signs of moisture entering the property) are the best ways to keep your roof working well for longer. Low roof repair costs are often more manageable than the expense of a complete replacement due to neglect.

If a roof replacement is needed, it’s worth noting that modern roofs last for decades and are designed to provide excellent insulation, as well as be easy to maintain and repair.

Keep Your Insurance Valid

In the event of damage to your property caused by structural weakness, moisture, or similar, some insurance companies will refuse to pay out if it becomes apparent that your roof was neglected and that this contributed to the problems you’re now putting in a claim for.

If you want to be sure your insurance is valid and will offer a payout in the event of making a claim, ensuring you’ve kept your roof sound and in weatherproof condition needs to be a priority.

Celebrate Your Roof!

With so many advantages, it’s clear that replacing or repairing your roof is a good investment – not only can it provide you and your family with the weatherproof home you deserve, it also has a number of economic and health benefits.

It’s not just having a good roof that’s something to be thankful for – having a great roofing company on hand to carry out any roofing work you need is also cause for celebration!

Cost of Roof Repair

Cost of Roof Repair Increasing, Schedule Now

A roof is low maintenance compared to lawn care and significant appliance upkeep. But too many homeowners neglect regular roof repair until they need a whole roof replacement.

Roof replacement makes up over 90% of the roofing industry’s work. Older buildings are especially vulnerable because some roofs last only 20-30 years.

If you want to get the most from your roof’s lifespan, now is the time to schedule home repair and roofing. Like so many other materials goods, roofing costs are increasing, and a roof repair budget that’s doable today might be a tight squeeze tomorrow.

Our essential guide to roof repair has all the information you need to keep your roof in tip-top shape and the reasons why you shouldn’t delay roof repair service any longer. Keep reading to learn more.

Regular Roof Repair

Regular roof repair maintenance fixes minor issues before they become significant issues. Common problems include the following:

  • Water damage
  • Dry rot
  • Fixture issues (vents, chimneys)
  • Fashing issues
  • Skylight leaks and damage
  • Wind, ice, and storm damage
  • Broken or missing shingles
  • Inadequate water run-off
  • Roof sagging
  • Leaky roof
  • Damaged underlayment
  • Mold or algae patches

If neglected too long, these problems can cause major structural damage. For example, your roof can develop large holes or become a collapse hazard. It can also damage your home’s interior.

If the roof damage is too severe, you’ll need a roof replacement. The cost of replacing roofs is much higher than routine roof repairs.

If you want to sell your home, a buyer can negotiate a lower price based on estimated home repair and roofing issues. For example, a good condition roof can add over $15,000 in home value. And a roof remodel gives homeowners a 109% return on investment (ROI).

Roof Replacement

A roof won’t last forever, even with the best upkeep. An average roof lifespan can be anywhere between 15 to 50 years, according to Roofing Calculator.

Some common roof types and their average lifespan are as follows:

  • Wooden shingles- 30 years
  • 3-tab asphalt shingles- 15-20 years
  • Architectural shingles- 20-30 years
  • Premium shingles- 25-40 years
  • Stand seam metal- 50 years
  • Ribbed metal panels- 25-50 years
  • Stone-coated steel tiles- 30-50 years
  •

Some specialty roofs can last even longer:

  • Clay tiles- 50-100 years
  • Slate tiles- 75-200 years

But even hardy clay and slate roofs need regular maintenance to last so long. Seasonal weather, fungus invasions, and neglect can damage even the strongest roof.

And although some tiles last very long, roof fixtures like fashing, underlayment, and gutters will still need regular replacing as they corrode or get damaged.

Average Costs of Roof Repair and Replacement

Pricing roof repair or roof replacement depends on many variables, so you’ll only get a rough estimate until a roofing contractor evaluates it. Costs can depend on the following:

  • Roof material type
  • Roof size and pitch
  • The repair issue
  • Local area prices
  • Climate
  • Labor rates
  • Supply costs
  • City and state building codes

According to HomeAdvisor’s data, the national average is $963 for roof repair service and $8,429 for roof replacement.

A galvanized steel roof averages $3,000 for 17 squares, while a copper roof averages $25,000. And the average roof replacement cost is $8,000-$16,500 in Florida, but only $4,500-$9,500 in Maryland.

More minor roof repairs are only $150-400 dollars. Some homeowners put off repairing small issues like a broken or missing shingle until there are more of them, thinking it will save them money on repair costs.

But these minor issues can escalate quickly, especially if there’s extreme weather involved.

Instead of saving $45-$75 on an extra hour of labor, they end up with high-end repairs that can cost $7,000. Or they pay even more than that for roof replacement.

How These Costs Are Rising

The supply and demand chain has affected roofing prices. For example, the demand for roof repair service has gone up, so the cost of roofing materials has gone up too.

There’s also the Coronavirus premium, which caused material shortages during shutdowns and layoffs. The natural disasters in California and Louisiana added their own shortage effects to materials and labor.

HomeAdvisor estimates the overall increase for roof repair has been 5%-10% since 2020. This might not be so bad for low-end roof repairs, but it can add hundreds more to significant work or a roof replacement.

The material costs are still going up, so the average cost of replacing roofs will be exponentially more significant.

If the average roof replacement cost is $8,429, a 10% increase equals a new average of $9,271. That’s over 800 dollars you could save scheduling home repair and roofing before the uptick.

Labor shortages also mean delays in roof repair service. If you need urgent home repair and roofing work, a delay of 30-90 days can cause additional damages and stress. It’s better to schedule for small work before it becomes urgent work.

Finding Professional Roofers

Avoid costly mistakes to your roof repair budget by picking a quality roofing company. A sloppy roof repair service can be worse than no roof repair at all.

Local, family-owned roofing companies are usually more accessible than a national roofing chain. Some chains outsource their roof repair services to independent contractors, so you may pick a good company but get bad contractor work.

Along with more personalized service for your home, local companies are generally cheaper. They also have more specialized knowledge and experience of the area’s building standards, procedures, and codes.

Methods to evaluate a roofing company include:

  • Checking their licensing and qualifications
  • Checking their online reviews and ratings
  • Looking up their social media
  • Learning their reputation in the area
  • Asking for referrals
  • Learning how long they’ve been in business

A reputable and reliable roofing company gives you professional service and a written estimate. They won’t try to strong-arm you into contracts or artificially inflate the costs after you’ve signed with them.

Choose an established and experienced company over lowball offers from dodgy competitors. With the new roofing demand, predatory or inexperienced contractors may take advantage of the new market demands and stressed homeowners. So be careful!

Save on Roof Repair Today So You Don’t Pay More Tomorrow

With rising roof costs, you don’t want to delay scheduling your roof repair. And you don’t want to put off scheduling a roof replacement.

Dick's Free Roof Winner

New Roof Awarded to Local Firefighter

Joe Epping is getting a new roof, some peace of mind, and a long-overdue thank-you for his work in serving the community.

Epping, a Kenosha Fire Department firefighter, and local coach won the Dick’s Roof Repair Service contest awarding a free roof to a local first responder. Dick’s President Jeff Milkie informed the Eppings this week.

“It was incredible. I was at a loss for words — I still am,” Epping said on Thursday. “It’s a great opportunity. It will help out my family so much. And with the way the world is now, it’s nice to see something like this can happen.”

It’s going to a much-deserving family, and it’s especially sweet now for Epping, whose wife is in school and gave birth to their first child less than a year ago.

Epping is a Kenosha native and graduate of Tremper High School, where he played football and wrestled. He played football and rugby at the University of Wisconsin-Whitewater and has stayed closely connected to sports ever since, coaching football at Lance Middle School and football and wrestling at Westosha Central High School until taking the last year off with the birth of his daughter.

Epping joined the Kenosha Fire Department more than seven years ago — along with Kyle Dahl, who nominated him for the free roof award. (“The fact he thought enough of me to nominate me makes me appreciative I have guys like that in my life.”)

In the nomination, “(Dahl) said (Epping) is the kind of guy who gives to everyone else and doesn’t ask for anything in return. He always gives to others first,” Milkie said.

Now Epping is getting some well-earned help.

Replace Your Roof this Fall

Schedule Your Fall Roof Repair NOW

Winter can wreak havoc on your roof. The wet weather can lead to water damage, ice dams, and more problems for your home if you do not get your roof repaired.

Because the winter weather can worsen so many roofing problems, you need to get these taken care of before the season changes.

Winter weather can seriously damage your roof, regardless of what type of roof you have.

Whether you have an existing leak that worsens from a winter storm or if your roof is not sealed, you may find that water can seep into these gaps and damage your home.

Because the winter months are so cold, this water can freeze and create an ice dam. Ice dams can be dangerous for roofs because they turn small cracks into large leaks. The weight of the ice buildup on your roof may even cause unsupported roofs to collapse.

Do you want to learn more about fall roof repair and roof replacement? Then, keep reading these five reasons why you should hire a fall roof repair team to take care of your roofing problems!

1. Avoiding Unpredictable Weather

One of the critical reasons you should get your roofing services taken care of in the fall is mother nature.

Midwest weather is unpredictable year-round, from spring rains to summer’s boiling heat. No homeowner wants to chance an early rainstorm damaging their newly exposed roof or high heat causing scuffs of their brand new shingles. You also don’t want to worry about the chance of your home’s new shingles not sealing properly in the winter chill.

By scheduling your home’s roof repair or replacement in the fall, you can take advantage of Wisconsin’s cooler temperatures and more mild weather patterns. This makes this the optimal time to repair or replace your home’s roof.

2. Prevents Pests

Next, you need to get your roof repaired in the fall months because it can help you prevent pests from nesting in your home. As the weather cools down, many animals like squirrels, mice, and more seek refuge from the weather.

If you have any cracks or holes that lead into your home, you may find that these pests will begin to nest and may spend the winter in your home. Once pests live inside your house, they may chew through wires, eat your insulation, and cause more damage to your home.

To prevent these pests from invading your home, you can have your roofing repair company identify potential entrances for pests and seal them off before it becomes a problem.

If you notice these common signs of pests in your home, you should find a roofing company to help you seal your roof.

3. Fewer Storms

Mother nature strikes again! If you are getting a new roof or getting your roof repaired, the last thing you want is a storm to happen in the middle of this process. If your roof is not water-tight, storms can lead to water damage.

Because there are typically fewer storms in the fall months, this makes it a relatively safe time of year to get your roof repaired as the weather is much more predictable.

On the other hand, rainy spring and summer months may lead to worsened problems with your roof if you get your roof repaired during a storm. If there is a storm, it also means that your roofing company will not get your project done as quickly.

To get your project done more efficiently, it is best to schedule it for the fall months.

4. Save on Heating

When you repair your roof in the summer, it can help you save money on heating costs in the winter months. If you do not seal your roof properly, it can let a lot of heat escape if you don’t repair it.

Old roofs may also have problems with insulation. If you do not have enough insulation in your attic or roof, your heat will be able to escape. This will cost you more to regulate the temperature of your home.

By getting a roof repair or replacement in the fall, you will be able to keep your roof better insulated for the upcoming winter months.

5. Repair Summer Damage

Finally, fall roof repair will fix damage to your roof sustained during the hot summer months. Because summer weather is so hot, the sun can cause damage to your roof and the materials on it.

Many people don’t realize that your roof will also be much hotter than the temperature outside. Because heat rises, the heat in your house will come through to the roof. Your shingles will also absorb some of the heat from the sun.

The continued exposure to the sun can lead to shingles that are warped or cracked. If your shingles are brittle from the summer weather, you need to get them fixed before storms. Otherwise, they may not hold back the weather.

Find The Best Roof Replacement & Roof Repair Company Today

As the weather changes from fall to winter, you need to get your roof taken care of and repaired. If you wait too long, you may find that the winter weather can cause further damage to your roof and may result in a more expensive repair or replacement.

By repairing or replacing your roof in the fall, you can prevent pests, save money on heating, and more.

3 Generation of Dick's Roofing

Three Generations of Experience

Keeping a roof over Kenosha area homes is a family affair now for three generations at Dick’s Roof Repair.

Over 60 years ago, Dick Milkie began Dick’s Roof Repair Service, and his granddaughter, Laura Chatteron, and grandson, Steve Milkie, recently joined the team as the third generation of Milkie family members.

The family’s legacy of craftsmanship began with Milkie’s father, who illustrated the value of hard work while working for a roofing company in Racine, WI. Milkie learned from his hardworking father’s example, and Dick’s Roof Repair was born.

The industry of roofing and siding has undoubtedly changed since the company’s inception in 1957. Gone are the days of using wooden ladders with slippery rounded rungs, hauling over 80lbs of shingles by hand, and the propensity of “roofers back.” Instead, modern roofing teams can now enjoy the perks of boom lifts for heavy materials, improved safety gear, and substantially less back pain.

As anyone can imagine, pricing has changed also. Dick’s Roofing’s first project was a two roofing-square job for a garage for a total of $56! In the early years, a standard-size roof could be completed for $200 to $300 compared to today’s average price of $8,000 to $10,000. Although Dick’s Roofing team works to keep rising materials costs from overflowing to their customers, the industry continues to evolve.

Today, the founder’s son, Jeff Milkie, and his son-in-law, Dick Pignotti, run the company. They continue to move forward with the same family values, professionalism, and roofing philosophy that Dick opened the company with over sixty years later. These business principles are the cornerstone of Dick’s Roof Repair Service and have helped them become a leader in the roofing industry in southeastern Wisconsin.

Perhaps the family will one day welcome a fourth generation of the family to Dick’s Roof Repair.

Take advantage of the three generations of experience available from Dick’s Roof Repair team. Contact us today for your FREE estimate on your next roofing, siding, or window project.

Kenosha County firefighters and police officers can be nominated here. Let us know why you feel this local hero deserves a new roof and what that new roof could mean to them.

“We love to give back to the community that supports us,” shared Milkie. “Helping to shelter those that help to protect us feels right, and we’re excited to give that hero a new roof on us.”

Chimney Flashing | Dick's Roof Repair

Is it Time to Replace Your Chimney Flashing?

Nothing looks quite as quaint as smoke swirling from a chimney on a cold day. The smell of a fire in the fireplace, wood-burning, and warming the house creates this charming image and feel.

When your chimney begins to fail you, though, the dream of a fire in the fireplace can quickly turn into the nightmare of a home on fire. You can protect your home from fire by maintaining your chimney and chimney flashing.

Keep reading to learn more about chimney flashing and how to know if you need to have yours replaced.

What Is Chimney Flashing?

To understand chimney flashing, you must first understand flashing in general. Roof flashing is a thin metal piece attached to your roof. It helps direct water away from seams on your roof and toward the edge of the roof, where gutters can catch the moisture and direct it away from your home.

Thus, chimney flashing is a type of roof flashing. It creates a seal between your chimney and your roof, so water does not penetrate the seam. Instead, precipitation will run down the outside of your chimney, unto the flashing, and then unto the roof.

Chimneys have three different types of flashing.

  1. Base Flashing: The base flashing lies at the chimney base, following the perimeter of the chimney base and guarding the roof against water.
  2. Step Flashing: This L-shaped metal likes under your shingles. It follows the brick of your chimney.
  3. Cap or Counter Flashing: The cap flashing covers the step flashing. A contractor will embed the flashing into a groove they have cut into your chimney brickwork.

These three types of flashing work together to protect your chimney and, ultimately, your home.

Why Is Chimney Flashing Important?

Flashing combined with caulk protects the inside of your home from unwanted moisture. However, if your flashing begins to leak, the water will penetrate through the roof and into your walls. It could cause water damage, mold, and ultimately structural problems if left untreated.

Thus, damaged flashing can lead to health problems. If you do not detect the mold that moisture causes, you will begin to breathe in the mold spores and experience health problems. Fatigue, headaches, nausea, and dizziness indicate possible mold exposure.

Furthermore, unwanted moisture caused by faulty flashing will penetrate mortar joints in the bricks of your chimney. As a result, your chimney’s structure will begin to crumble eventually due to brittle mortar.

Signs of Chimney Flashing Damage

To know if you need new chimney flashing, you’ll need to take a trip up to your roof. Then, examine it carefully to see if you have any weather-related damage.

If you’re unsure what to look for or suspect damage, call a chimney expert. Chimney contractors and specialists will know without prejudice if it’s time to replace the flashing or the entire chimney.

Here are the basics that indicate you need new flashing.

Old Chimneys

If you’re living in a home that’s more than twenty years old, have your chimney inspected regularly. Time wears on chimneys and can cause problems.

Bad Weather

If you’ve had a recent weather event with high winds, hail, or ice, have your flashing inspected. A combination of age and weather can lead to curled or damaged flashing.

Poor Installation

If you begin to notice moisture in the walls near your chimney, you may have had a subpar installation. Unfortunately, not every contractor understands how to install a chimney or chimney flashing. If you’ve recently had your roof reshingled and are experiencing troubles around your chimney, bring a chimney expert in to examine the roofer’s work.

Signs of Bad Flashing

A chimney, appropriately installed, should last up to 30 years. However, the environment of your home will determine the lifespan of your roof and chimney. For example, extreme weather conditions shorten a roof and chimney’s lifespan.

Here are the basic signs that your flashing is failing you:

  • Gaps in the caulk around your flashing
  • Rust or water stains on your ceilings or the walls near the chimney
  • Sounds of water dripping
  • Signs of water dripping, like puddles near your chimney
  • Discolored bricks on your chimney
  • Local critters making themselves at home in your home/chimney

All of these indicate that your flashing may be failing you. Bring in an expert to examine your firebox and chimney cap as well. If your chimney begins to fail, you have a real hazard on your hands.

You’re going to want to use your chimney once winter sets in, but you cannot, in good conscience, use a compromised chimney. You have a fire hazard on your hands.

So, examine the area carefully with all your senses.

You should also have your chimney inspected annually. Proper chimney inspections will determine the amount of creosote in the chimney and if you need a chimney cap. These small things will protect you from a chimney fire.

Expected Repair Costs

A roofing expert will give you the appropriate estimate for fixing your flashing. Sometimes the contractor will only need caulk, roofing cement, or a sealant. If the flashing hasn’t warped or flared, your cost will be between $150 to $400, depending on how big your chimney is.

If the contractor has to replace your flashing, then you should expect a cost of $750 to $1,450. But, of course, larger chimneys with expensive roofing will ultimately cost more.
